A lot has changed related to marketing and selling a home compared to when we last did this without a relocation process being involved. Kristy explained everything to us, and NEVER ONCE made us feel that the many questions we asked up front and along the way were bothersome. She and her team helped with a few unconventional requests (such as turning the home alarm on or off when we were unavailable). It was a great pleasure working with Kristy and her team, and we are absolutely convinced that her expertise and knowledge helped bring the deal to completion. We interviewed five recommended agents. All gave good presentations, but Kristy's presentation and knowledge far exceeded the others. In our first meeting, she had every sales statistic for the last twelve months that pertained to our immediate neighborhood, area of the city, and county. She also showed us every current listing and compared them to ours. Using all of the stats, our numerous home improvements and outstanding view, she guided us through the process of setting a listing price. The exercise helped us work through the emotional attachment we held for our much cared for home and choose a listing price based on facts. We had previously listed our home at a higher price with very few showings and no offers. With Kristy, we had 40 plus showings in approximately seven weeks, several offers, and sold at 97% of our asking price. Our closing was problem-free and our selling fees came in within $10.00 of the costs Kristy had calculated in our first meeting. One last word about Kristy's style: Because of her long and vast experience, she has encountered nearly every home sale glitch that might occur and is able to anticipate and prevent issues that less experienced agents could. In our first meeting, she spotted some things that could complicate our sale (none of the other agents noted the possible problems) and suggested ways to handle them. Kristy is extremely calm, helped us respond to offers in a logical, non-emotional way, has a good sense of humor, and is extraordinarily professional. Our buyer's agent also told us that Kristy is one of the most knowledgable and professional agents she has worked with. In addition, Kristy has a well trained staff to respond to the many details of listing and showing a home. Kristy Darragh has our highest recommendation.

When my wife's elderly parents asked us to help them sell their house in Tampa Palms, we called Kristy Darragh and we are so glad that we did. Not having sold a house previously, we quickly came to appreciate Kristy's meticulous process and continuous communication from the first meeting through closing. Kristy came to the first meeting equipped with bound research on my in-laws' home, our neighborhood, and the greater New Tampa market. She explained in detail her support for a recommended listing price and her strategy for brining the home to market. She helped us ready the home for listing and virtually staged it with up to date furnishings. Once the home was listed, we quickly had multiple offers as expected and this is where Kristy's knowledge and experience really came to the fore. Kristy explained the nuanced differences between the offers and helped us select the one that had the highest probability of closing and closing quickly. We accepted the offer that we felt was the best fit and was contingent only on a satisfactory inspection. When the prospective buyer's inspector produced a report that ran nearly 100 pages, Kristy and her team kicked into high gear. Kristy quickly had a tradesman engaged to address every issue - from a handyman to an electrician, plumber, painter, and even someone that specialized in water intrusion. Each item was promptly mitigated and closing occurred right on schedule. I would not hesitate to recommend Kristy Darragh to anyone looking to sell their home.
