While Congress did manage a 60 day extension to the National Flood Insurance Program before it expired at the end of May, this 17th short term extension doesn’t change much. There is still the uncertainty of whether the program will continue without interruption, and the timing in the middle of Hurricane season is not helpful. If you are considering buying a property in the next several months, you should speak with your Real Estate Agent and a recommended Insurance specialist to make sure that this issue doesn’t become a delay or cancellation of your closing. The insurance industry is working through numerous changes to what is and isn’t covered in general, but the lack of affordable Flood Insurance is one thing that can and has killed closings. Our recommendation to our Buyer clients is that they speak with a qualified Independent Insurance Agency very early on (before signing an offer to purchase) in the search process. You are going to need it anyway, so take the time to become and Educated Consumer by knowing what your policy does and does not cover. You may be surprised.
